🏡 7 Home Selling Mistakes You Really Don’t Want to Make

Selling your home? Congrats! 🎉 Whether you're upgrading, downsizing, or chasing sunshine in a new zip code, you're about to make a big move—literally. But let me give you the inside scoop: even the nicest homes can struggle to sell if a few key things go wrong.

As a Realtor who’s helped lots of sellers in Northwest Indiana, I’ve seen the good, the bad, and the “wait, what were they thinking?” So before you list, let’s talk about the 7 most common seller slip-ups—and how you can avoid them like a pro.

❌ 1. Pricing It Like It’s Made of Gold

Look, your home is awesome. You've loved it, lived in it, maybe even raised a family there. But if you price it based on memories instead of market value, buyers will scroll right past it like yesterday’s leftovers.

👉 Smart Move: Let’s use real data (called a CMA) to hit the sweet spot—not too high, not too low. That way, we attract serious buyers and maybe even spark a bidding war. 🔥

❌ 2. Skipping the "Pretty It Up" Phase

Buyers want to walk in and feel like, “YES. This is the one.” But if the doorknob is wobbly, the baseboards are scuffed, and the kitchen smells like last night’s fish tacos…well, it’s a no-go.

👉 Smart Move:

  • Patch, polish, paint.

  • Clean like your in-laws are visiting.

  • Bonus points for staging (and don’t worry—I’ll help you make it HGTV-worthy).

❌ 3. Forgetting About the Front Yard

Curb appeal matters. A messy yard, dead plants, or a door that’s seen better days can make people drive right past—before they even see your amazing interior.

👉 Smart Move:

  • Fresh mulch, mowed lawn, cute welcome mat = 💯

  • Power wash those steps and brighten up that front door

❌ 4. Saying “No” to Showings (Oops)

Buyers don’t work on your schedule. Sometimes they want to see your house at 7 PM on a Wednesday. If you’re constantly saying no, they’ll find another home—and fast.

👉 Smart Move:Keep your home tidy and be flexible with showings—especially during that crucial first week on the market. It’s like dating—you don’t want to play too hard to get.

❌ 5. Getting Too Emotionally Attached

Offers come in, and suddenly you’re like, “$5,000 under asking? The nerve!” It’s understandable, but letting emotions drive your decisions can sabotage a perfectly good deal.

👉 Smart Move:

  • Think like a businessperson, not a homeowner.

  • Let me handle the negotiations while you picture yourself in your fabulous next place.

❌ 6. Bad Photos = Bye-Bye Buyers

If your listing photos are dark, blurry, or shot with an old phone, you’re already losing the game. Most buyers shop online first—and if your home doesn’t shine in pixels, it won’t shine in person either.

👉 Smart Move:I use a pro photographer (and sometimes drones, 3D tours, or video) to make your home irresistible online. It’s marketing magic. ✨

❌ 7. Going It Alone (a.k.a. FSBO FOMO)

For Sale By Owner? More like Frustration, Stress, Boredom, and Overwhelm. Sure, skipping the agent sounds like a money-saver… until you realize you’ve underpriced, mis-marketed, and now your phone won’t stop ringing—with lowballers.

👉 Smart Move:Hire a pro (hi, it’s me 🙋‍♀️). I’ll handle the hard stuff so you don’t have to guess your way through contracts, disclosures, negotiations, and closing chaos.
